General Tenant Criteria

This is the criteria we use when leasing our company properties.  At the time of application you will receive a copy of the Renting Policies & Procedures for you to review.  Our application fees is $40 per person over the age of 18 occupying the property.  Application fees are NON-refundable.

Each property management company / property owner has their own criteria to select their tenants.  

Sufficient Income - Applicants need to have an income equal to or greater than 3 times the rental amount per month to have enough income to be considered for the property.  Income may be combined by 2 or more applicants and must be verifiable through the employer(s) or by providing pay stubs.   Permanent employment of at least 4 months at the same job is preferred.  Non-employed applicants must provide proof of income.  Other sources of income must be verifiable if needed to qualify for rental unit.  This included disability assistance or government assistance.  Co-signers must meet the same requirements.

Verifiable Good Credit - Credit reports will be checked with the national credit bureaus.  You are also herein notified taht a negative credit report reflecting your credit record may be submitted in the future to a credit reporting agency if you fail to fulfill the terms of your rental obligations or if you default in those obligations in any way.

Good Previous Rental History - We will verify rental history with your two previous landlord(s). You must provide names and telephone numbers of prior landlord(s).  Applications will not be approved if we cannot contact your prior landlords(s) or mortgage holders(s).

Criminal Background - A valid current photo ID documentation (driver's license, state ID, military ID) is required at the time of application.  Our company policy prohibits convicted sexual offenders, those convicted fo controlled substances and some other categories of criminal convictions will not be allowed to live in our properties as a lessee or occupant.

Fair Housing Act - We will conduct our business in accordance with this housing act.  We do not refuse to lease or rent any housing accommodations or property nor in any way discriminate against a person because of sex, marital status, race, creed, religion, age, familiar status, physical or mental handicap, color or national origin.
